Roof replacement

On older Pontiac homes, the decking tells the story

A lot of Pontiac houses are on their third or fourth roof, and some were reroofed by laying new shingles right over the old ones. That saved a day at the time, but it adds weight, hides soft spots and traps old damage under the new roof. When we replace a roof here, we take every layer off and get down to the wood.

On homes built in the early and middle twentieth century, that wood is often board decking rather than plywood. Boards that have dried, split or rotted near a chimney or along the eaves get replaced, and we photograph them before and after so you see exactly what was changed. Then the roof goes back on as a system: drip edge, ice and water shield at the eaves and valleys, synthetic underlayment, new flashing at chimneys and walls, balanced intake and exhaust ventilation, and Owens Corning shingles from the Duration or Duration FLEX lines.

Boards protect the siding and landscaping, the dumpster is included, magnets sweep the yard for nails, and Scott briefs you at the end of each day on what was done and what comes next.

Flashing & drip edge

New drip edge, step flashing and pipe boots, so the details last as long as the shingles.

Where leaks start
Tear-off vs. layover

Why we recommend a full tear-off

A layover puts new shingles on top of the old layer. It skips the tear-off, but it also hides the decking, adds weight to the roof under a Michigan snow load, and makes it hard to install ice and water shield and flashing properly. Shingles laid over an uneven old roof can also show every lump.

A tear-off costs more up front because of the labor and disposal, but you get a look at the decking, a clean surface for every layer of the system, and only one layer to remove next time. Building codes also limit how many layers a roof can have.

Cost is driven by the roof’s size, pitch, number of existing layers and how much decking needs replacing. Qualified homeowners can spread it out with 25 months same-as-cash. See financing details.

Replacing roofs in Pontiac

What we find when the old roof comes off

Tear-offs on Pontiac homes turn up the same few surprises, and we plan for them.

Older houses near downtown and along the streets off Woodward Avenue and Telegraph Road have seen decades of Michigan winters. Snow load, ice dams and freeze-thaw cycles work on the decking and flashing long after the shingles start to look tired. We tell you up front what we might find, and you see every photo before any extra work goes ahead.

Multiple layers

Two or more old roofs stacked up, all removed so the new one sits on solid wood.

Board decking

Split or rotted boards on older homes, replaced and photographed before underlayment goes down.

Attic ventilation

Older attics with few vents, corrected so heat and moisture stop cooking the new shingles.

Roofing questions

Roof replacement questions from Pontiac homeowners

What to expect when you replace the roof on your house.

Do I need a permit for a roof replacement in Pontiac?
Roof replacements generally require a permit. Check with the City of Pontiac building department for the current requirements for your address, and we can explain the scope of work they will want to know about.
My Pontiac house has board decking, not plywood. Is that a problem?
Not by itself. Solid boards can hold a new roof well. We replace any boards that are split, rotted or have large gaps, and we photograph what we change so you know exactly where the work went.
Can you install a new roof over my old one?
We don’t. A tear-off lets us see and fix the decking, install ice and water shield at the eaves and put down clean underlayment. On older Pontiac homes with layered roofs, that is where most hidden problems are.
How long does a roof replacement take?
Many homes are done in a day or two, depending on the size of the roof, how many layers come off, the pitch and how much decking needs work. You get a briefing at the end of each day.
What affects the cost of a new roof?
Roof size and pitch, the number of layers to remove, decking repairs, chimneys and other flashing details, ventilation changes and the shingle line you choose. The inspection and written estimate are free.
Can I finance a roof replacement?
Yes. Qualified homeowners can get 25 months same-as-cash on a full roof replacement with approved credit, and credit scores as low as 550 are considered. See our financing page.
