Replace or repair

Old gutters, older fascia behind them

On an older Pontiac house, the gutters you see may be the second or third set, hung on fascia boards that have been wet on and off for decades. Sectional joints drip, spikes back out of the wood, and heavy snow and ice sliding off a steep roof bend the front edge down. At some point, patching another corner stops making sense.

The bigger issue is usually behind the gutter. Years of overflow and leaking seams soak the fascia and sometimes the ends of the rafters and the edge of the roof decking. Hang new gutters on rotted wood and they will sag again. So when we take the old gutters down, we probe and photograph the fascia, replace what is soft, and make sure the drip edge sends water into the new gutter and not behind it.

Then the new system goes up: seamless runs sized for the roof, hidden hangers screwed into solid wood, downspouts placed to drain away from the foundation, and guards if your lot has heavy trees. You see photos of the old fascia, the repairs and the finished install, and the old material leaves with us.

When Pontiac gutters need replacing

One of these is often a repair. Several together usually mean replacement.

Sagging or pulling away

Gutters that dip or lean out between hangers no longer hold their pitch, so water sits instead of draining.

Check the fascia behind

Leaks at every seam

Sectional gutters with many joints drip once the sealant ages, and resealing them buys only a season or two.

Seamless ends the joints

Bent by ice & snow

Snow sliding off the roof and ice in the trough can crush, twist or kink gutters past straightening.

Common after hard winters

Rotted fascia

Soft, stained or crumbling fascia means water has been getting behind the gutter for a long time.

Repaired before new gutters

Undersized for the roof

If gutters overflow in every heavy rain even when clean, they can’t carry what the roof sends them.

Resize, don’t just replace

Water at the foundation

Pooling, washed-out mulch or a damp basement often trace back to failed gutters and short downspouts.

Repair vs. replace

Which fix fits your gutters

We don’t start from replacement. If your gutters are the right size, still hold their pitch and only have a few problem spots, a repair is the honest answer and we’ll tell you so.

Replacement makes sense when the problems are everywhere at once or when the fascia behind them has failed. And if your roof is near the end of its life, it can be smart to replace both together, since the gutters come off for the new drip edge anyway. You’ll see photos of what we find and get the options in writing.

Fascia repair is part of the decision. If only a short stretch of board is soft, it can be replaced without touching the rest of the system. If rot runs along most of the house, the gutters have to come down anyway, and that is usually the right time to put up new seamless gutters sized for the roof instead of rehanging old ones.

Replacing gutters in Pontiac

Signs your Pontiac gutters are done

A few things tell us replacement makes more sense than another repair.

Pontiac winters are hard on gutters. Snow load and ice build up in the troughs, freeze-thaw cycles work the seams loose, and sliding snow off steep older roofs bends them out of shape. By the time the gutters are pulling away in several places, the wood behind them usually needs attention too.

Sagging and separating

Runs pulling away from the house where hangers have loosened in wet wood.

Leaking seams

Sectional joints dripping onto walkways, siding and basement walls.

Rotted fascia

Soft boards behind the gutter that have to be replaced before new gutters go up.

Roofing questions

Gutter replacement questions from Pontiac homeowners

When to replace, what happens to the fascia, and what drives cost.

The fascia on my older Pontiac house looks soft. Do you fix that too?
Yes. When the old gutters come down, we check and photograph the fascia and replace soft or rotted boards before the new gutters go up. New gutters on bad wood will just sag again.
Do I need a permit to replace gutters in Pontiac?
Gutter replacement often doesn’t require one, but it depends on the scope, especially if fascia or roof edge work is involved. Check with the City of Pontiac building department for your address.
Should I repair or replace my gutters?
A loose hanger or a single leaking corner is a repair. Gutters that sag in several places, leak at many seams or overflow even when clean are usually worth replacing.
Can you replace gutters without touching the roof?
Usually, yes. We do check the drip edge and the first course of shingles, because the gutter and the roof edge have to work together.
What happens to the old gutters?
We take them down and haul them away along with any old fascia and debris, and the yard is cleaned before we leave.
What affects the cost of gutter replacement?
The length of the runs, the height of the house, how much fascia needs replacing, the number of downspouts and corners, and whether you add guards. The inspection and written estimate are free.
