What rejuvenation is

Buying time for a Pontiac roof that’s still sound

Plenty of Pontiac homeowners are looking at a roof that is getting older but isn’t leaking. The shingles have faded, granules are collecting in the gutters, and the tabs feel stiffer than they used to. Michigan sun, freeze-thaw cycles and snow sitting on the roof all winter slowly bake the oils out of asphalt shingles, and once they go brittle they crack and lift.

Rejuvenation puts those oils back. It is a safe, bio-based treatment sprayed onto the shingles, where it soaks into the asphalt and helps them stay flexible. One application can extend the roof’s life by up to 5 years, and repeat treatments can add up to 15 years in total.

It only works on a roof that is still sound. If the decking is soft, the shingles are curled or missing, or there are active leaks, no treatment fixes that, and we will tell you so. That is why we start with a free inspection and photos. If the roof is a good candidate, you get a lower-cost way to put off a replacement. If it isn’t, you see why.

How it works

What the treatment actually does

Rejuvenation works on the shingles you already have. Here is what happens on your roof.

We check the roof first

We walk the roof and look at the shingles, decking, flashing and vents, and photograph what we find.

No treatment on bad roofs

Oils go back in

The bio-based treatment soaks into the asphalt and replaces the oils that sun and weather have dried out.

Safe, bio-based product

Shingles flex again

Restored shingles bend with temperature swings instead of cracking, and hold their granules better.

Built for freeze-thaw

Repeat to add more years

Each application adds up to 5 years. Repeat treatments down the road can add up to 15 years in all.

Up to 15 years total
Your options

Rejuvenate, repair or replace?

Most roofs we inspect fall into one of three groups. Some have a few problem spots on an otherwise good roof, and a repair is the right fix. Some are worn out across the whole surface, with soft decking or shingles that are curling, cracking and shedding everywhere, and those need a new roof.

In between are roofs that are aging but still sound. Those are the ones rejuvenation is made for. The treatment costs a fraction of a replacement, and it buys time on a roof that would otherwise keep drying out. Sometimes the answer is a combination: fix a lifted flashing or a few damaged shingles, then treat the roof.

Your written estimate lays out the options side by side, with photos, so you can decide without anyone pushing.

Is your roof a candidate?

Good candidates and poor ones

Rejuvenation only works on a roof that is still sound. We will tell you which side of the line yours is on.

Good: brittle but flat

Shingles that feel stiff and have lost some flexibility, but still lie flat and stay sealed.

Classic rejuvenation roof

Good: some granule loss

Grit in the gutters and a faded, dry look, without bare spots across the roof.

Treat before it worsens

Good: solid decking

No soft or spongy spots underfoot, and flashing and vents that are in good shape.

Sound structure underneath

Poor: curling and missing

Shingles that are cupped, curled, cracked through or already blowing off in storms.

Replacement is the fix

Poor: active leaks

Water stains on ceilings or wet decking mean water is past the shingles. That needs repair first.

Fix the leak first

Poor: soft decking

Rot or sagging in the wood under the shingles can’t be treated from the top.

Needs new decking

Rejuvenation in Pontiac

Which Pontiac roofs are good candidates

Rejuvenation is not for every roof. Here is how it tends to sort out on Pontiac homes.

The best candidates are single-layer asphalt shingle roofs in the middle of their life: still lying flat, still watertight, but drying out and losing granules. Older roofs laid over another layer, or roofs with soft decking, usually need a replacement instead. Heavy shade from mature trees on older streets and near the lakes can also leave moss and debris that has to be dealt with first.

Good fit

Single-layer shingle roofs that are aging but flat, sealed and free of leaks.

Needs a closer look

Roofs with a few damaged spots that can be repaired before treatment.

Not a fit

Layered roofs, curling or missing shingles, soft decking or active leaks.

Roofing questions

Roof rejuvenation questions from Pontiac homeowners

How the treatment works and whether it makes sense for your roof.

Can you rejuvenate a Pontiac roof that has two layers of shingles?
Usually not. Many older Pontiac homes have one layer of shingles over another, and that often hides decking problems a treatment can’t fix. We inspect first and tell you honestly whether rejuvenation or replacement makes more sense.
Do I need a permit to rejuvenate my roof in Pontiac?
A rejuvenation treatment is not a tear-off or a new roof, but requirements can vary. If you want to be sure, check with the City of Pontiac building department for your address.
How much life does rejuvenation add?
Up to 5 years per application, and up to 15 years with repeat treatments, on a roof that is still sound.
Is the treatment safe for my yard and pets?
It is a bio-based treatment designed to be safe around homes. We protect plantings and clean up when we’re done.
Will it fix a leak?
No. Rejuvenation restores aging shingles; it doesn’t repair flashing or damaged areas. Any leaks or damaged spots get repaired first.
How do I know if my roof qualifies?
Book a free inspection. We check the shingles, decking, flashing and attic and photograph what we find, then tell you whether rejuvenation is a good fit.
